I. SUMMARY

On May 22, 2024, at the applicant's request, the City Council continued this matter to the June 4, 2024 City Council meeting. On June 4, 2024, the applicant requested a continuance to the June 18, 2024 City Council meeting.
On March 26, 2024, the Planning Commission conducted a public hearing and unanimously adopted Resolution No. 24-2869 approving Site Plan and Design Review No. 1854-21 for the construction of a business park and Conditional Use Permit No. 1108-21 to allow truck uses on the 14.42-acre vacant project site, a former landfill site located at 20601 Main Street (APN 7336-003-043), which is within 100 feet of residential uses. In addition, the Planning Commission unanimously recommended that the City Council adopt Mitigated Negative Declaration and Mitigation Monitoring Reporting Program (MND/MMRP), and approve Zone Change No. 189-22, Specific Plan No. 25-21, and Development Agreement No. 26-21 for the proposed project. The Planning Commission's approval amended the truck right turn out for the southerly driveway on Main Street from 8:00 a.m. to 10:00 p.m. to 8:00 a.m. to 9:00 p.m. and prohibited the truck right turn in to the southeastern driveway completely.
